What kind of investments are there?

We target multi-unit apartment buildings (or any type of building that can be converted) that are located in prime areas. We completely renovate the entire building from the ground, all the way to the roof. Typically we replace electrical, plumbing, floors, walls, ceilings, and everything in between.

That means investors end up owning a property, in an excellent location, that is essentially brand new.

We cater to premium tenants who are using the property for short to mid term rentals. This allows us to receive a higher than normal annual yield by charging a higher than normal market rate - great customers will pay a premium for a great product. In the event of a depressed economy, we can significantly lower our rates and expect lower occupancy while still turning a profit.

How does it work for investors?

Once you reach out to us and confirm you are an accredited investor, we send you our investment opportunities. We have a variety of new investment opportunities each year and you get to fully analyze each deal before committing any capital.

After you have made an investment, you will receive quarterly updates on the property with photos, performance statistics, and a complete report on the outlook of the investment and broader market. You will receive monthly, quarterly, or annual dividends (depending on the property you invest in) as well as actual ownership of the underlying property.

By owning a share of the actual property, you not only get exposure to annual upside yield, but you also get profits when the property is sold. Management will determine when market conditions indicate an opportune time to sell the property.

Management is aligned with investors, as they commit their own capital in the same deal, at the same terms, to ensure that all parties are aligned for the long run.
